Boundary Surveys

A Boundary Survey is used to identify a property’s boundary lines. People usually request boundary surveys before they purchase the property or intend to split or build on the land. A land surveyor will create a drawing once a boundary survey is complete.

Property corner locations for fence

Wooden stakes with colored ribbon would be placed as witness markers to the iron pins in the ground that represent your property corners. This service does not include a drawing, marking or clearing property lines, or locating any existing structures on the property.

Physical (Closing/Loan) Surveys

Wooden stakes with colored ribbon would be placed as witness markers to the iron pins in the ground that represent your property corners. This service also includes a drawing showing the location of existing structures on the property. A Closing/Loan Survey is sometimes required when you purchase a new or existing home. It’s used by your mortgage lender to verify that the property is as described in legal documents and is suitable as collateral for your mortgage loan.

Topographic Surveys

A topographic survey gathers data about the surface features of a property, and depicts natural and/or manmade features and elevations. Topographic maps are used by architects, engineers, building contractors and others to accurately visualize the existing surface and used for the final design of the project.

Drone Mapping

Drone mapping is the process of surveying an area of land with an unmanned aerial vehicle (UAV). An FAA licensed operator flies the UAV over an area of land, taking hundreds sometimes thousands of pictures as it moves. Then, with the help of computer software, they stitch and layer the images, creating a model of the site. The end result is an accurate 3D representation of the area.

Deed Descriptions

A Deed Description or Legal description describes essential details about the piece of property represented by the deed, including its dimensions, improvements, location, land area and relation to adjacent properties.

Subdivision Plats

A subdivision plat is a map drawn to a specified scale that shows the division of a tract of land. The plat also shows the boundaries of all proposed lots, easements, and streets that are adjacent to or contained within the tract being subdivided or assembled and complies with the required standards and which is intended for recording within the county Register of Deeds.

Recombination Plats

A map which depicts the joining of two (2) or more individual units of land into a new configuration which complies with the required standards and which is intended for recording within the county Register of Deeds.

Rough Staking for clearing

The existing property corners will be located and the four corners of building envelope will be marked with wooden stakes on the lot based on building plans provided by Client. If requested, we will also place the flags provided by the county to mark the property lines and building envelope.

House Staking

After initial rough staking for clearing the four corners of building envelope will be re-marked with wooden stakes on the lot based on building plans provided by Client.

Pin Footing

The corners of the building will be staked with nail spikes on the lot based on building plans provided by Client. Client is responsible for ensuring the building pad is clear of all building materials.

Brick Points

The corners of the building will be staked with concrete nails on the footer. Client is responsible for ensuring the footer is clear of dirt and water.

Foundation Survey

A Foundation Survey is done to show the location of the foundation that has been poured and is cured. This is done to ensure that the foundation was constructed in the location and/or elevation, shown on the plot plan, site plan, or subdivision plan.

Construction Staking

Construction Staking is the process of interpreting construction plans and staking the location of proposed new structures such as roads, utilities, or buildings. Construction staking is performed to ensure a project is built according to engineering design plans.

As-Built Surveys

As-built surveys are performed at the end of a construction project to verify work that has been completed is in substantial compliance with the approved engineering plans and specifications. As-built surveys are typically requested by lenders or to satisfy local and state construction regulations or code compliances.
